As we celebrate National Roofing Week, organized by the National Roofing Contractors Association (NRCA), it’s a good reminder that the roof is one of the most important components of your property. We also have severe rain, tornadoes, thunderstorms, heavy winds, and of course, winter snow and ice dams to contend with. That’s a lot of Mother Nature battering down on your roof.
When Do You Need a Roof Inspection?
A properly ventilated roof can last on average from 20 to 25 years. However, when we factor in heavy rain, hail, wind, and snow, your roof may not be so lucky. It’s important to get routine roof inspections at least once per year or per guidelines below to ensure your property is safe and sound and protected from the elements.
Why Do You Need a Roof Inspection?
Roof inspections determine the integrity of your roof and detect damage caused by heavy winds, destructive hail, extreme rainfall, and harsh winters. The inspection will provide you with concrete data on how long your roof is expected to last and when it will need to be replaced. Here are important times you need an inspection:
- Before Storm Season: Living in this part of the country means we see a lot of storms! It’s important to be proactive and get routine inspections, so you can rest assured you’re your roof is durable throughout storm season and winter.
- After A Storm: It’s imperative to get your property inspected after a heavy rain, hail storm, tornado or blizzard and ensure there is no undetected damage. Damage from a major storm can be severe. If left unrepaired, this damage can lead to serious structural damage, premature loss, aging, and leaks. Getting a certified inspection after any major storm is extremely important, and can save you tens of thousands of dollars.
- Purchasing A Property/ Real Estate Investment: Most lenders require that an inspection is completed when you’re purchasing a property. You should do this even if they don’t require it. If you are a prospective buyer, ask when the roof was last replaced and request documentation. You should also inquire about type of roofing issue and any interior damage that may have taken place along with it such as leaks, mold, rotting walls or floorboards, etc.
Roof Repairs During Storm Season

Check Your Warranty
Your roofing warranty will often cover two items – the roofing material and the workmanship. Be sure to double check the specific terms included in your warranty, as every warranty is different. Your warranty can be at risk for being voided if you’re not vigilant. Avoid this risk by choosing a roofing contractor who is licensed, has a great reputation for excellence and quality workmanship, and does not, under any circumstances, cut corners.
